Hi, Folks! I knew that title would get your attention! LOL! So many times people ask me, "When is the BEST time of year to sell my home?" My answer to that questions is always..."Anytime!" Now, don't get me wrong, the brutal winter months in Northeast Ohio can keep the most motivated buyers wholed up in their homes watching HGTV. And the mere thought of selling or purchasing a home during the busy holiday season can send anybody into a frenzy from which there is no return.
But, here's the reality, Folks...Real estate happens 24 hrs. a day; 7 days a week; 365 days a year. This is even more true in today's high-tech; mobile app world. Buyers are updating themselves on the market at work; in the airport; at a soccer game; and in the grocery store. And real estate agents have been known to leave Thanksgivng dinner to go show a property to a transferee who is only in town for the holiday. It's just what we do. One year I held an open house on New Year's weekend. The only person who didn't think I was nuts was my Office Manager. I ended up having 10+ people attend the event to see the home and to discuss the upcoming spring market. (Ahhhhhhh, there is no amount of coffee or junk food that can make a Realtor feel as good as when she's talking about the market to someone who REALLY cares.)
So, if you're thinking about putting your home on the market, here is the most important factor to consider: As long as it's physically and financially prudent for you and your family to sell, go for it! If a buyer needs to purchase, the time of year won't get in their way. And it only takes one buyer to get your home sold!
How do you know if you're in the financial position to downsize to Florida or upsize for your growing family? The best place to start is with a snapshot of the market in your area. This will tell you how home prices are doing in your neighborhood. You can then compare that information to how much equity you have in your current property. All it takes is a phone call or e-mail to your friendly neighborhood Realtor (Ding! Ding! Ding! ME!) to start you on your path to that next chapter in your life.
